Rawson Properties’ fast growing Constantia franchise, which walked away with many of the group’s end of year prizes has been joined by one of the Cape Peninsula’s top property sales performers. He is Gerald Romanovsky and Eugene Pienaar, Rawson franchisee for Constantia, says it took almost a year of hard talk and negotiation to get him to come across from his previous position. “Gerald,” said Pienaar, “was branch manager of a rival agency in Hout Bay. He, in fact, opened this branch for another company six years ago and was continually successful even in the recession period.” During his time in Hout Bay Romanovsky (who, incidentally, has an MBA) achieved the highest ever sales prices in Harbour Heights and most sales in one of Hout Bay’s most prestigious areas. Romanovsky also won the admiration of local residents by successfully blocking the sale of The Sentinel peak to private enterprise. He was, too, involved in harbour community upliftment. “He is,” said Pienaar, “exactly the sort of recruit we look for because he gives 24/7 service to his clients. He is, in fact, famous for his dedication and ability to put difficult and complex deals together.” Romanovsky said that he had accepted the Rawson offer for four fundamental reasons. These, he said, are a) he is himself a resident of 25 years standing in Constantia and is very well known in his community; b) as he sees it, Constantia has shrugged off the recession and is now moving into a period in which property sales and prices are recovering and showing healthy growth; c) the Rawson franchise, in his view, is “several jumps ahead” in the struggle to achieve market share (Pienaar believes it is heading towards having 15%, a far higher percentage than most people realise) and its young, dynamic team is showing a great deal of marketing initiative in the range of services offered. d) this team’s aggressive and well planned online campaigns have given it a strong online footprint. “E-marketing is the key to the future.” Pienaar says that many of their buyers come from web related channels – especially their international buyers. He said that their efforts have paid off because January-February sales in his franchise are double those of the same period last year and he is forecasting a further 15% upswing in turnover by the year end. “We are,” he said, “now employing twelve agents and, in addition to Constantia, are covering Wynberg, Tokai, Kirstenhof, Swaanswyk and Steenberg. “We plan to have a high profile and sales achievements second to none in the areas we serve.”
